A nonprofit built to serve the public interest.
Madrone exists for one reason: to help the institutions that serve our communities — universities, local governments, public agencies, and health systems — deliver the facilities they need.
Named for a tree that thrives where others can't.
The Pacific madrone puts down roots in difficult terrain and grows for centuries. It's a fitting namesake for an organization that takes on the projects communities need most — the ones that are hardest to finance, structure, and deliver — and sees them through for the long term.
Madrone Community Development Foundation
A California nonprofit public benefit corporation formed to lessen the burdens of government — and the charitable burdens of institutions of higher education — by assisting local governments, public agencies, schools, colleges and universities in acquiring, developing, and constructing facilities, including student housing, academic, community, infrastructure, and housing facilities.
Madrone CDF also supports governments in meeting restoration and planting goals for parks, forests, and streets.
Madrone Health Foundation
A California nonprofit public benefit corporation dedicated to lessening the administrative and financial burdens of hospitals and healthcare organizations by developing, owning, and financing healthcare facilities and infrastructure — including innovative energy-as-a-service partnerships that reduce operating costs and carbon footprints. Its exempt purposes also include owning senior living facilities.
How we approach every partnership
Mission First
As 501(c)(3) organizations, we answer to a charitable mission — not shareholders. Every project must deliver clear, lasting public benefit.
Long-Term Stewardship
We own and steward facilities across decades-long partnerships, keeping them well-maintained assets for the institutions and communities they serve.
True Partnership
Our partners preserve their debt capacity and credit ratings — and typically keep their land — while we take on the ownership, financing, and delivery risk so they don't have to.
Proven Execution
Closed tax-exempt financings with universities across the Southeast — and an active pipeline spanning housing, hospitality, healthcare, and energy infrastructure.
Where we've delivered
Madrone serves as nonprofit owner for student housing communities at Florida Institute of Technology, the University of Memphis, Middle Tennessee State University, and a combined development serving Morehouse College and Spelman College — with additional student housing, workforce housing, hospitality, and energy and infrastructure projects in active development.
Let's build something that lasts.
We'd welcome a conversation about your institution's facility needs and whether the Madrone model is the right fit.
