We lift burdens from the institutions that serve the public.

Madrone develops, owns, and finances essential facilities so that governments, universities, and healthcare organizations can stay focused on their core missions. As 501(c)(3) nonprofit owners, we align every project with the public interest, not private profit.

Lessening the Burdens of Government

We assist local governments and public agencies in acquiring, developing, and constructing community, infrastructure, housing, and energy facilities — from workforce housing for essential employees to utility-scale energy projects delivered under municipal power purchase agreements.

Lessening the Charitable Burdens of Higher Education

We help schools, colleges, and universities deliver the student housing and academic facilities their campuses need — preserving each institution's debt capacity and credit for its educational mission.

Lessening the Burdens of Healthcare Organizations

Through the Madrone Health Foundation, we ease the administrative and financial burdens of hospitals and health systems by developing, owning, and financing healthcare facilities, senior living communities, and energy infrastructure.

Our nonprofit ownership model lets institutions deliver critical projects while preserving their debt capacity, credit ratings, and balance sheets.

Partner

An institution identifies a facility need. Madrone forms a single-purpose nonprofit entity — typically under a long-term ground lease that keeps the land in the institution's hands, or with Madrone acquiring the site directly where that better serves the partner.

Finance

Madrone accesses the tax-exempt bond market through a governmental conduit issuer. The bonds are secured by project revenues — not by the institution's credit or guarantees.

Build

Best-in-class developers, builders, and architects deliver the project under Madrone's nonprofit ownership and oversight.

Benefit

The facility serves students, workers, and patients for decades. Surplus revenues and, ultimately, the facility itself benefit the partner institution and its community.

A California nonprofit public benefit corporation that assists local governments, public agencies, schools, community colleges, colleges and universities in acquiring, developing, and constructing educational, community, infrastructure, and housing facilities.

Madrone CDF is the nonprofit owner behind our student and workforce housing projects nationwide.

501(c)(3) Nonprofit

Madrone Health Foundation

A California nonprofit public benefit corporation dedicated to lessening the administrative and financial burdens of hospitals and healthcare organizations — developing, owning, and financing the facilities and infrastructure they need to serve their patients. Its exempt purposes also include owning senior living facilities.

Madrone Health leads our healthcare facility, senior living, and energy-as-a-service initiatives.
